What affects the cost of flat roof surveys

Not every roof costs the same to survey, for these reasons:

  • How big the roof is
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings

Prices quoted always include VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

You don’t need to know any roofing terms. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

About our flat roof survey in Welwyn Garden City

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or email us with the address and an idea of the roof’s size. Typical surveys look at failed upstands where the roof meets a wall and cracked or split membrane, on felt flat roofs, GRP fibreglass and mastic asphalt.

Garages and porches on estates in towns like Welwyn Garden City frequently have flat roofs. Cement sheet roofs on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Felt, rubber and fibreglass coverings each need a different approach. Asbestos testing isn’t part of what we do, though a report may flag materials that could contain it.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. A typical visit in Welwyn Garden City begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Check the loft hatch can be reached
  • Leave side gates unlocked
  • Have any questions written down, so nothing gets missed

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Signs you need a flat roof survey in Welwyn Garden City

Flat roofs frequently get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.

We are often asked to look at:

  • Damaged trims at the roof edge
  • Pools of water lying on the roof
  • Outlets choked with leaves and silt
  • Failed seals around rooflight kerbs

For an older house near a landmark like Church Of Saint Francis Of Assisi, the joins between later flat roofs and the old walls are where problems typically start.

Questions to ask before you book

  • Which parts of the roof they’ll actually see
  • What the report includes, and whether it has photos
  • Is VAT included in the price?
  • What they won’t be able to tell you

What a roof survey includes

Roof by roof

GRP fibreglass

A well-laid GRP roof frequently lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Welwyn Garden City: your questions answered

Is my home in Welwyn Garden City listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is there anything to prepare before you come to Welwyn Garden City?

Not much. Unlock side gates, keep pets in another room and dig out any invoices from past roof work, and the visit in Welwyn Garden City can get straight on.

Does the survey cover asbestos?

We don’t carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.

Can you tell me how long my flat roof will last?

There is no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Flat roof surveys in Welwyn Garden City: local notes

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Welwyn Garden City was laid out as a garden city in the early twentieth century. The original garden city houses are now more than a century old, alongside later estates. On the oldest homes, nails, battens and underlay may have reached the end of their life even where the tiles look sound, and parts of a garden city may be in a conservation area, so check with the council before re-roofing.

Historic houses such as Digswell House, about 1.5 miles north, show how far back building around Welwyn Garden City goes. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. Take a building like Peartree Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Keep people off the roof unless they need to be there
  • Note where water lies after a downpour
  • Note any new marks on ceilings beneath the roof
  • Ask whoever fits equipment on the roof to make good the covering

Landlords, owners and managing agents can keep the report as a dated record of the roof. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.
