Flat roof survey in West End
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey single-ply membranes, EPDM rubber and mastic asphalt, and people most often book us about leaks around rooflights and loose or cracked edge trims.
In a small place like West End, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Tips that help
Here are a few things we’d tell any owner:
- Never stand on rooflights or fragile sheeting
- Look for standing water a day after rain
- Ask contractors to protect the roof if they work on it
- Check the outlets after the leaves fall
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys normally lasts longer.
How the survey changes by roof type
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
How the survey works
It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Older roofs in small places like West End can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- If the roof is shared, arrange access with whoever manages the building
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear
Book a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Advice
What a flat roof survey looks like in West End
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around West End has a long history of building, with Hatfield House about 1.7 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For landlords with property near Hatfield station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Essendon CofE (VC) Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If your house is among the older ones in the streets near Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
- How complicated the roof is, with its valleys, chimneys and parapets
- Commercial roofs and larger buildings
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You will know the price for your roof before booking.
What to let us know when you get in touch
We will usually ask about:
- The address and postcode of the property
- Any deadline, such as an exchange date
- Where any leaks, stains or damp patches show inside
- Anything about access we should know
To book a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Questions from West End
Is West End in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Do you cover smaller places like West End?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How do I arrange a flat roof survey in West End?
To book, ring 07833 053749 or drop us an email and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.
What happens next?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Does the report include photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Honest limits
Before you book, it’s worth knowing what a survey will not do:
- The condition of the deck or insulation hidden under the covering
- Testing older roof sheets for asbestos
- Fragile surfaces, which we don’t walk on
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
