Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Watch ceilings under valley gutters for fresh marks
  • Ask for valleys and parapet gutters to be cleared too
  • Look out for overflows when it pours
  • Look for green streaks or damp patches on walls

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow, and the water they spill can damage walls and timber.

About our gutter survey in West End

We survey gutters and rainwater systems in West End and right across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the loft space. Time on site typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photos and recommendations. We’re often asked to look into sagging gutters and loose brackets and overflowing valley or parapet gutters, across eaves gutters, outlets and hoppers and downpipes.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Roof by roof

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Signs you need a gutter survey in West End

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

These are some of the problems a survey can pick up:

  • Choked outlets or hopper heads
  • Gutters that have fallen out of line
  • Joints that drip after rain
  • Gutters overflowing in heavy rain

The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from West End

I let a flat near Hatfield station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

How do I find out if my home in West End is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How do I arrange a gutter survey in West End?

To arrange a survey, call 07833 053749 or send us an email and let us know the address and what you need to know. We’ll confirm the price and find a day that suits.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We use the ground, windows, the loft space and the roof where it’s safe, and by drone where it’s applicable.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What a survey costs

When we price a survey, we consider:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

A little information up front helps. It helps to include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • Pictures from the garden or a window, if you have them

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. The survey normally takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Around West End, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Before we arrive

  • Check the loft hatch can be reached
  • Note where any stains or damp appear
  • For flats, check roof access has been agreed

Advice

Why act early in West End

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it’s safe to see and put it in writing. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What a gutter survey looks like in West End

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.7 miles west lies Hatfield House, a reminder of how long the area around West End has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Shop and office owners around Howard Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Living close to Brookmans Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
