Common questions in Letty Green

Will you come out to Letty Green?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Letty Green?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, tell us as you book.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it is applicable.

What does the report include?

Written findings with photographs, explaining the condition of the gutter, any defects and our recommendations, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

About our gutter survey in Letty Green

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey fascias and soffits, valley gutters and outlets and hoppers, and people most frequently book us about fascia boards damaged by overflowing water and leaks at the gutter joints.

Somewhere as small as Letty Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common roof problems in Letty Green

Moss grows on many tiled and slate roofs, and heavy rain washes clumps of it into the gutters. With grit from the coverings, it forms a thick sludge that slows the flow and gives plants somewhere to grow.

A survey makes sense if you’ve noticed:

  • Leaks at the gutter joints
  • Blocked outlets and hoppers
  • Leaking or loose downpipes
  • Valley or box gutters that overflow inside

If you live near a park such as Panshanger Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • What follow-up you get after the report
  • What the survey will not cover
  • Whether you get a written report with photos

What’s in a roof survey

Landlords, agents and block managers in Letty Green

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Somewhere as small as Letty Green, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • For flats, check roof access has been agreed
  • Move anything stored under the loft hatch
  • Leave side gates unlocked

Advice

How we price gutter surveys

When we price a survey, we consider:

  • The height of the building and how the roof can safely be seen
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. You will know the price for the job before booking.

Getting in touch

We will normally ask about:

  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Check that downpipes are firmly fixed to the wall
  • Watch ceilings under valley gutters for fresh marks
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

What a gutter survey does not cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

What we look at

  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Downpipes

Gutter surveys around Letty Green

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Hatfield House about 3.4 miles south-west, Letty Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
