Chimney survey in Letty Green

Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We are often asked to look into spalled or crumbling bricks and staining on walls around the chimney, across chimney pots and cowls, lead flashings and flaunching.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at most homes, and longer for a large or complex roof. Rural addresses near Letty Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

Advice

Prices for chimney surveys in Letty Green

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Chimney survey starts from £150, including VAT. We confirm the price for your survey before booking.

Booking your survey

You don’t need to know any roofing terms. Just let us know:

  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • Pictures from the garden or a window, if you have them
  • Anything about access we should know

When you’re ready to go ahead, call 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date.

Useful tips for Letty Green property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Use the report as a baseline for future checks
  • Glance at the stacks from the street now and then
  • Have the flue swept and checked if you use the fire
  • Leave close inspection to people with safe access

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

When you need someone else

In fairness, there are limits to any roof survey:

  • Hidden damage within the stack
  • Whether a stack needs rebuilding on structural grounds
  • Flue inspections or sweeping

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Different roofs, different checks

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Roofs, chimneys and gutters in Letty Green

Hatfield House, about 3.4 miles south-west, is one of the historic houses in the wider area around Letty Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Homes near green spaces like Panshanger Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Shop and office owners around Howard Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For landlords with property near Hertford North station, a dated record of the roof is useful when planning maintenance across a let.

Why it is worth a survey now in Letty Green

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a suitable contractor. Older and listed buildings around Letty Green may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
