What we look for on each type of roof

Lead flashings

Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, letting rain run behind the joint.

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

Roof leak investigations for homes and businesses in Letty Green

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. We survey lead flashings, chimney stacks and the roof space, and common reasons people get in touch are water through the ceiling under a flat roof and damp underlay across a wide area.

Many homes in small places like Letty Green face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A record with photographs is useful if you need to show the damage to anyone else.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Do you need a roof leak investigation in Letty Green?

Every flat roof covering has a working life. Felt frequently lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Problems we come across often include:

  • Brown rings on upstairs ceilings
  • Leaks below a flat extension roof
  • Damp walls below an overflowing gutter
  • Stains around a skylight

The streets around a church like St John's Church are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What to check before booking

  • What exactly goes into their report
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?

Tips that help

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Record whether it leaks in every downpour or only some
  • Let us know about any past repairs to the roof
  • Keep a photo record of the damp patch
  • Don’t touch fittings that water is reaching

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.

Wind, rain and roofs in Letty Green

Hatfield House, about 3.4 miles south-west, is one of the historic houses in the wider area around Letty Green. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. The covering and its details give the first clues when tracing where water is coming from.

If you look after a building such as Hertingfordbury Cowper Primary School, a leak through a large roof is often found some distance from where the water shows inside. Homes near green spaces such as Panshanger Park can get more leaves in their gutters in autumn.

Letty Green is about 3 miles south-east of Welwyn Garden City, in Hertfordshire. Letty Green gets the same service as everywhere else we work: a careful look at what can be seen safely, photographs and a clear written report. Letty Green is one of the towns and villages in Hertfordshire we cover. There’s also a page for London.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. In a place like Letty Green, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Checking the roof from ground level

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Letty Green questions

Will you come out to Letty Green?

Yes, Letty Green is on our map. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Letty Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and anything we cannot see is noted in the report. The survey typically takes an hour or two at a typical home, and more on a big or complicated roof. Older rural homes like those around Letty Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

  • Tell us about parking before the day
  • Leave a clear route to the loft
  • Jot down any questions you want answered
