Chimney survey in East End Green

Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photographs. If you’ve noticed a stack that appears to lean and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.

In a small place like East End Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two at most homes, or half a day or so for a commercial building. Older rural homes like those around East End Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Advice

Roof by roof

Lead flashings

Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we check them closely.

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Local roofs in East End Green

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around East End Green has a long history of building, with Hatfield House about 4 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like St John's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to Panshanger Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For businesses in and around places like Howard Centre, a roof report helps plan work around trading rather than after a leak.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Glance at the stacks from the street now and then
  • Use a Gas Safe registered engineer for gas appliances
  • File photos of the stacks with your home records
  • Check that disused chimneys can still breathe

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What a chimney survey doesn’t cover

It is a careful look at the chimney stack, not the whole story. Its limits include:

  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we can’t view from safe positions
  • A structural engineer’s assessment

East End Green questions

Do you cover smaller places like East End Green?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you survey roofs for landlords with property near Hertford North station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Do you climb onto every roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Older and listed buildings around East End Green may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
