How a gutter survey works in Watford

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. Typical surveys look at joints that drip after rain and gutters that have fallen out of line, across parapet and box gutters, outlets and hoppers and valley gutters.

In a place the size of Watford, street trees and gardens shed leaves into gutters every autumn, and once a gutter blocks, water spills down the wall. Valley and parapet gutters can overflow inside the building. It is one reason a roof is worth looking at as a whole, not just the obvious problem. Late autumn, once the leaves are down, is a sensible time to check gutters and outlets.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we’re asked to look at in Watford

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that holds water in the gutter and gives plants somewhere to grow.

Here are some of the things we see often:

  • Soffits marked by water
  • Leaks at the gutter joints
  • Water spilling over the gutter edge
  • Leaking or loose downpipes

If you live in an older home near Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For landlords in Watford, a roof defect left alone tends to become a tenant’s damp or leak complaint. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Drone flown under a CAA Flyer ID and Operator ID
  • More than 5,000 surveys completed
  • A written report with photos
  • Thermal imaging and drones used where they help

What affects the cost of gutter surveys

To price your survey, we check:

  • Height and safe access
  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

Here’s what helps us most when you contact us:

  • The address and postcode of the property
  • Where water is showing inside, if it is
  • When you need the report by
  • Access details, such as a loft hatch or a shared roof

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Visits in a place the size of Watford range from flats and family homes to offices and blocks. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Weekday and weekend visits are both available.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached
  • Keep pets in another room

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Gutter surveys in Watford: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Watford has a long history of building, with High Elms Manor about 2.6 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you run a business near Charter Place, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Watford Junction station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

It’s useful to know what a survey will not do before booking:

Questions from Watford

Do you cover Watford?

Yes. We survey roofs across London and South East England, and Watford is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Can a landlord with a rental near Watford Junction station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.

Do you test soffits or gutters for asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

What does a gutter survey cost?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or use the contact form.
