What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings

To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. We’ll confirm the figure before booking.

How a gutter survey works in Cheshunt

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, valley gutters and eaves gutters, and people most frequently book us about leaves and moss blocking gutters and blocked outlets and hoppers.

Cheshunt mixes older houses, frequently slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Your questions about gutter surveys in Cheshunt

I let a flat near Cheshunt station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building.

Does a conservation area affect roof work in Cheshunt?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

Why it is worth a survey now in Cheshunt

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. A defect spotted early can be planned and budgeted for, while one found after water comes through normally has to be dealt with in a hurry, in Cheshunt as anywhere.

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It typically takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a visit in Cheshunt, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors

Arrange a survey

Once you know what you need, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Useful tips for Cheshunt property owners

A survey works best with a little help from you, before and after. Tips:

  • Book gutter clearing once a year, more frequently near trees
  • Get trees that overhang the gutters trimmed
  • Check for spilling water in a downpour
  • Do not leave hidden gutters out of a clear-out

If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Cheshunt homes and their roofs

With Forty Hall about 3 miles south, Cheshunt sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

The streets around a church such as St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Cheshunt Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Cheshunt station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we look for on each type of roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley, so they’re easy to forget. We check what’s visible and note what is not.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
