Book a gutter survey in Holyfield

For landlords and managing agents

Landlords and letting agents in Holyfield book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter, useful for planning maintenance.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.

About our gutter survey in Holyfield

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey eaves gutters, valley gutters and outlets and hoppers, and the problems we’re asked to look at most are water spilling over the gutter edge and joints that drip after rain.

Somewhere as small as Holyfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

When to book a survey in Holyfield

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

These are some of the problems a survey can pick up:

  • Hoppers and outlets full of debris
  • Gutters that have fallen out of line
  • Leaks at the gutter joints
  • Leaking or loose downpipes

Landlords with a home close to Cheshunt station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

What a roof survey includes

What a gutter survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we check

  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers

Leave it or get it looked at?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building normally during the worst downpours. Having them checked before autumn and winter makes sense. Where a roof is exposed, as many are in small places like Holyfield, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Why us?

  • More than 20 years surveying roofs
  • Photos and a written report every time
  • Drone flown under a CAA Flyer ID and Operator ID
  • Surveys seven days a week

Holyfield homes and their roofs

Historic houses like Forty Hall, about 4.2 miles south-west, show how far back building in the area around Holyfield goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building like Turnford School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Homes near green spaces like Lee Valley Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Common questions in Holyfield

Do you cover smaller places like Holyfield?

Yes, Holyfield is on our map. A small place gets exactly the same survey as a big one.

Is my home in Holyfield listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is a CCTV drain survey included?

No. We check above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What does a gutter survey cost?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or drop us an email.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How do I book a survey in Holyfield?

Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

How long will you be on site?

It typically takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea as you book.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey typically takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Holyfield, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Keep pets inside or away from the areas we’re looking at
  • Point out any leaks or damp patches

Arrange a survey

Most bookings start with a short call: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.
