About our gutter survey in Wormley West End

Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. Common reasons to book are fascia boards damaged by overflowing water and hoppers and outlets full of debris, across parapet and box gutters, valley gutters and eaves gutters.

Somewhere as small as Wormley West End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When you need someone else

It helps to know what a survey will not do before you book:

  • The inside of buried drains
  • Parts of gutters that cannot be seen safely
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What a survey covers and does not.

Roof by roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Fascias and soffits

Soffits and timber fascias suffer when gutters overflow. They’re looked at as part of the survey.

What affects the cost of gutter surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • The use of thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

A little information up front helps. It is useful to include:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

Gutter survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

What happens on the day

The visit has one job: to look at the gutter as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Rural addresses near Wormley West End can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. The findings are written up with photographs and recommendations.

How to prepare

  • Let us know about parking before the day
  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it is shared

Getting a price

When you are ready to go ahead, phone 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Why act early in Wormley West End

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Where a roof is exposed, as many are in small places like Wormley West End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Tips that help

Small things make a difference. Our tips:

  • Look for new stains on ceilings below valleys after rain
  • Book gutter clearing once a year, more often near trees
  • Note any damp stains below the gutters
  • Keep climbers away from the eaves

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Questions from Wormley West End

Will you come out to Wormley West End?

Yes, Wormley West End is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Bayford station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Do you survey underground drains?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

When is the best time for a gutter survey?

There’s no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Roofs, chimneys and gutters in Wormley West End

Historic houses such as Forty Hall, about 4.6 miles south, show how far back building in the area around Wormley West End goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like The Broxbourne School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Bayford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Parish Church of St Lawrence, its chimney, valleys and lead work are likely to be the parts that need attention first.
