About our pre-purchase roof survey in Wormley West End
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you are worried about gutters that overflow or drip at the joints and lead that has worked loose at a wall or chimney, we can find out what’s behind it.
For a small place like Wormley West End, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Wormley West End questions
Do you cover smaller places like Wormley West End?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Wormley West End listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you fly a drone over my roof?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you inspect the roof from on top?
Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.
Do I need a roof survey if I’m having a RICS survey?
It is your choice, but the two do different jobs. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and the South East. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it is a target for thieves.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.
Signs you need a pre-purchase roof survey in Wormley West End
Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.
Signs worth acting on include:
- Patch repairs that may hide an ongoing problem
- Lead that has worked loose at a wall or chimney
- Standing water on a flat extension roof
- Roof slopes that look uneven or sagging
If you let a flat or house near Bayford station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Questions to ask before you book
- How much experience they have with roofs like yours
- How long the report takes to arrive
- Whether you get a written report with photos
- Are they insured for the work?
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
For landlords and managing agents
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Wormley West End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Before we arrive
- Show us where any leaks or stains appear
- Keep pets in another room
- Let us know where we can park nearby

Pre-purchase roof surveys in Wormley West End: local notes
Forty Hall, about 4.6 miles south, is one of the historic houses in the wider area around Wormley West End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If yours is one of the older homes in the streets near Parish Church of St Lawrence, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
