Roof surveys for homes and businesses in Wormley West End
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey natural slate, lead flashings and clay and concrete tiles, and common reasons people get in touch are slipped, cracked or missing slates and tiles and worn or blocked valleys.
Older buildings in small places like Wormley West End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A full building survey of the property
- How the roof will behave in every kind of weather
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

Landlord and commercial surveys in Wormley West End
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Leave it or get it looked at?
By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Where a roof is exposed, as many are in small places like Wormley West End, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at most homes, and longer for a large or complex roof. Cottages and farmhouses around Wormley West End often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before the survey
- For flats, check roof access has been agreed
- If it isn’t your property yet, arrange access through the agent
- Let us know about parking near the property
Arrange a survey
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or email us.
Advice
What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- The package you choose: Basic, Standard or Premium
- The roof’s overall size
- House, block, shop or office
- If the survey needs thermal imaging or a drone
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
What to let us know when you contact us
Here’s what helps us most when you get in touch:
- The style of property, from a terrace to a block
- Dates you’re working to, such as exchange
- The reason for the survey, like buying, a leak or storm damage
- Photos of the roof, taken safely from ground level or a window
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, call 07833 053749 or email us with the address and the days you’d prefer.
Wormley West End questions
How do I find out if my home in Wormley West End is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Bayford station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or email us with the address and a few details, including who will give access on the day.
Will the report say how many years my roof has left?
Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
Can you survey in bad weather?
Light rain doesn’t normally stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we will arrange another day with you.
Do you carry out asbestos surveys?
No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Wormley West End homes and their roofs
About 4.6 miles south lies Forty Hall, a reminder of how long the area around Wormley West End has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near Parish Church of St Lawrence, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Cheshunt Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For landlords with property near Bayford station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
