About roof surveys in EN10

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. Typical surveys look at loose ridge or hip tiles and condensation or damp timbers in the loft, across lead flashings, flat roofs and natural slate.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a house, with bigger or more complicated roofs taking longer.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Homes and roofs across EN10

Older homes across EN10 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.

Our area covers London and South East England, including EN10. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.

Broxbourne: The streets around a church such as Church of St Augustine are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Broxbourne station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Landlords, agents and building managers in EN10 and across Hertfordshire can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or email us.

How we price roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

For a price for your roof in EN10, phone 07833 053749 or drop us an email with the address and some details. We’ll confirm the figure before booking.

What we need to know

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • The property’s address and postcode

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Common roof problems in EN10

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.

Things that often lead to a survey include:

  • Standing water on a flat roof
  • Debris building up in roof valleys
  • Water stains on rafters and ceiling joists
  • Flashings that have come away from the wall

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Roof by roof

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks frequently start there.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

FAQs for EN10

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Can you check whether my roof contains asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Will the report say how many years my roof has left?

We don’t give a number of years. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It doesn’t include structural calculations, which need an engineer.
