What affects the cost of roof surveys

To price your survey, we check:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The roof’s overall size
  • Any need for thermal images or a drone flight

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you get in touch

Getting the details right at the start saves time. It helps to include:

  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Anything about access we should know
  • The kind of building and roof involved

Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and what’s worrying you. We’ll explain the options and the price.

How a roof survey works in Hoddesdon

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey the roof space, natural slate and ridges, hips and valleys, and the problems we are asked to look at most are debris building up in roof valleys and gaps in the roof where coverings have gone.

Hoddesdon mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Hoddesdon questions

Does a conservation area affect roof work in Hoddesdon?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is Hoddesdon in the area you cover?

Yes. We cover the whole of London and South East England, and Hoddesdon is part of that. You can call 07833 053749 or drop us an email with the address and some details, and we will talk through which survey suits.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or send us an email.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

How soon is the report ready?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

What does a roof survey include?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Hoddesdon homes and their roofs

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Sheredes School will know that a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Catherine & St Paul, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What this survey can’t tell you

It’s useful to know what a survey will not do before booking:

  • What’s under the slates, tiles or felt
  • A structural engineer’s report
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.

What we check

  • Chimney stacks
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • The roof space
  • Flat roofs
  • Natural slate

Do you need a roof survey in Hoddesdon?

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, while rain gets into every gap. What starts as one slipped slate can become a leak.

Look out for signs like these:

  • Cracked or blistered flat roof coverings
  • Slipped, cracked or missing slates and tiles
  • Debris building up in roof valleys
  • Condensation or damp timbers in the loft

For landlords with property near Broxbourne station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking any roof surveyor

  • Which parts of the roof they’ll actually see
  • When you’ll get the report
  • Whether you get a written report with photos
  • How much experience they have with roofs like yours

What a good roof survey covers

Roof by roof

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a home in Hoddesdon, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand

Advice

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, so you can compare it next time. Extensions and dormers on homes around Hoddesdon often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.
