- A flat roof leak that can’t be traced
Electronic leak detection for homes and businesses in Broxbourne
Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. We will point you to the likely next step. If you’re worried about breaches around outlets and penetrations and failed seams and laps, we can find out what’s behind it, whatever the roof.
Around Broxbourne, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What electronic leak detection looks like in Broxbourne
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.
If you own a rental within reach of Broxbourne station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Sheredes Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Test new membranes before covering them
- Don’t let outlets block
- Avoid repeated repairs without finding the cause
- Don’t leave water getting in
If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer and other checks can help judge it.
ELD before paving, ballast or planting goes on is worth considering. It’s easier to find holes before more layers are added.
Questions from Broxbourne
Is Broxbourne in the area you cover?
Yes, Broxbourne is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.
Do you cover smaller places like Broxbourne?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Will you walk on the roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How does ELD work?
It uses an electrical current to find breaches in a flat roof membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Do you need electronic leak detection in Broxbourne?
Seams are a common weak point in flat roof waterproofing. A gap that is hard to see can let water in for months before it shows.
A survey makes sense if you’ve noticed:
- Leaking laps in the waterproofing
- Stains far from any visible defect
- Waterproofing to test before it is covered
- Leaks through a flat roof with no obvious cause
If you own one of the older houses in the streets near Church of St Augustine, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Before you book any roof surveyor

- Whether the price includes VAT
- Whether any drone flown is registered with the CAA
- Which parts of the roof they’ll actually see
When you need someone else
Without opening up the roof, some things stay hidden, and that sets some limits:
- Some conductive membranes
- The extent of water in the insulation
- Areas we can’t reach or that can’t be tested
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.
What we look at
- Commercial flat roofs
- Flat roof membranes
- Green roofs
- Liquid-applied waterproofing
- Roof terraces and balconies
- Single-ply roofs
The survey, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect more time on a big roof than a small one, with the construction of the roof playing a part too. Being in a smaller place like Broxbourne doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.
- We agree the area to be tested.
- The surface is prepared for the chosen method.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Keep pets in another room
- Agree roof access with the managing agent if it’s shared

Advice
Why get it checked now?
Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first so your roofer knows where to work. With lower homes, common in places like Broxbourne, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.
All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the exact price before you book.
