Gutter survey in Goff's Oak, Hertfordshire
We take a careful look at the gutter at your property in Goff's Oak, and put it all in a written report with photos.
- Brackets that have dropped or snapped
- Gutters overflowing in heavy rain
- Hoppers and outlets full of debris
What happens if roof problems are left?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. Around Goff's Oak, a leak in an older house can soak into timbers and plaster, and that’s a much bigger job than the original defect.
Every price we give includes VAT, and the written report is part of the package. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Gutter survey in Goff's Oak
We check the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed dripping or leaking gutter joints and water spilling over the gutter edge, we can find out what’s behind it.
Around Goff's Oak, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. The fixings under an older roof often fail before good slates or tiles do.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Do you need a gutter survey in Goff's Oak?
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
These are some of the problems a survey can pick up:
- Blocked outlets and hoppers
- Valley or box gutters that overflow inside
- Joints that drip after rain
- Sagging gutters and loose brackets
For landlords with property near Cuffley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- What the survey won’t cover
- Is there a chance to talk the report through?
- Which viewpoints they use to see the roof
What happens on the day
On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. A visit to Goff's Oak is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before the survey
- Have any paperwork from past roof work to hand
- For flats, check roof access has been agreed
- Let us know about parking near the property

Goff's Oak: your questions answered
Does a conservation area affect roof work in Goff's Oak?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Goff's Oak?
Yes, Goff's Oak is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
What happens after the survey?
You will get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. Just call 07833 053749 or send us an email to arrange a day.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
Gutter surveys around Goff's Oak
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Forty Hall, about 2.9 miles south, show how far back building in the area around Goff's Oak goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
Homes near green spaces like Cheshunt Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Take a building like Woodside Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Watch for green marks down the brickwork
- Keep climbers away from the eaves
- Look for new stains on ceilings below valleys after rain
- Have gutters cleared at least once a year
If anything in the report is not clear, ask us. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.
What affects the price in Goff's Oak

- How tall the building is and how easy the roof is to see
- The size of the roof
- The shape of the roof and its details

What to tell us when you contact us
Getting the details right at the start saves time. It’s useful to include:
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
- The kind of building and roof involved
- Why you want a survey: buying, a leak, a storm or new work
Not sure which survey you need? The easiest way is to call 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
