What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. For a survey in Garston, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Let us know about parking near the property
  • Leave side gates unlocked

Gutter survey in Garston

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed overflowing eaves gutters and joints that drip after rain, a survey will tell you what’s going on, on parapet and box gutters, eaves gutters and downpipes alike.

Houses in smaller places like Garston can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

Garston: your questions answered

How do I find out if my home in Garston is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Garston station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.

Does the season matter for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What affects the price in Garston

To price your survey, we look at:

  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Garston homes and their roofs

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 1 mile north-west lies High Elms Manor, a reminder of how long the area around Garston has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Homes near green spaces like Garston Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. The streets around a church such as Stanborough Park Church are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Garston station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Why act early in Garston

Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. Around Garston, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.
