Need a gutter survey in Leavesden?

What we cannot see

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Rot or damp concealed behind fascias or inside walls
  • Hidden sections we can’t view safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Outlets and hoppers
  • Valley gutters

About our gutter survey in Leavesden

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey downpipes, outlets and hoppers and valley gutters, and the problems we are asked to look at most are joints that drip after rain and hoppers and outlets full of debris.

Houses in smaller places like Leavesden can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

If any part of the gutter couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Gutter surveys around Leavesden

The wider area around Leavesden has a long history of building, with High Elms Manor about 0.4 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For landlords with property near Garston station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Woodside Playing Fields shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For businesses in and around places like Charter Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Leavesden

How do I find out if my home in Leavesden is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Leavesden within the area you cover?

Yes, Leavesden is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much time does the visit need?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.

What do I do with the report?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

Landlords, agents and block managers in Leavesden

Landlords, agents and building managers in Leavesden and across Hertfordshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.

What happens if roof problems are left?

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. In an older home around Leavesden, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.

What happens on the day

We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at a house, depending on how many gutter runs and downpipes there are. In a smaller place like Leavesden, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The roof space is checked for water marks if it is safe to get into.
  5. You get a written report with photographs and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Find any records of previous roof work
  • Agree roof access with the managing agent if it is shared

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
