New Roof Snagging in Watford
Checking a new or replacement roof for snags in Watford, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Gutters or fascias damaged during the job
- Missing or blocked roof ventilation
- Untidy or loose verge details
Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
How new roof snagging works in Watford
We report on what we see, with photographs and clear descriptions. If there’s a disagreement about the work, it’s between you and your roofer or builder. Our report gives you an independent record to refer to. The report does not price repairs or settle who is responsible, but it does set out clearly what we found. Common reasons to book are underlay not dressed into the gutter and signs of condensation in the roof space, on new-build homes, flashings and valleys and new flat roofs.
A place the size of Watford has homes of every age, from older terraces and villas to post-war estates and recent developments. Older slate roofs, post-war concrete tiles and brand-new coverings each have their own typical faults. That is why the age and type of roof shape what the inspection concentrates on, for a purchase or a new roof alike.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Local roofs and buyers in Watford
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses like High Elms Manor, about 2.6 miles north, show how far back building in the area around Watford goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you own a rental within reach of Watford Junction station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. If your house is among the older ones in the streets near Church of St Andrew, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Watford questions
What do I need to do before a survey in Watford?
Mostly, it’s about access: the loft hatch, any locked gates and where to park in Watford. Tell us about known leaks or past repairs as well.
Do you carry out roof surveys in Watford?
Yes. We survey roofs across London and South East England, and Watford is part of that. Just call 07833 053749 or use the contact form and let us know about the property.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
What if it rains on the day?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
How do I book a survey in Watford?
It is easiest to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will take it from there. We survey seven days a week.
Will you check every nail and clip?
No, we do not disturb the new coverings. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.

What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- A promise that the roof will not leak
- Nails and clips under the slates or tiles
- Repair costs for putting snags right
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.

How the survey works
The visit has one job: to look at the new roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. Where a building in Watford has a manager or access rules, those are sorted out before the day. At home, it is useful to clear a route to the loft and point out any stains or leaks. You then get a photo-illustrated written report.
- You let us know what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are looked at.
- The roof space and the rest of the property are checked for problems.
- You get a photo report of each snag.
How to prepare
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
- Find any records of previous roof work

Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check that gutters weren’t left full of offcuts
- Look for new stains after a downpour
- Check the roof before you pay in full
- Check lower roofs and walls after scaffolding comes down
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person one.
Note the end date of any defects or warranty period. Book a check well before it so there is time to raise anything.
