How a gutter survey works in Staines Green

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. We survey fascias and soffits, eaves gutters and outlets and hoppers, and common reasons people get in touch are soffits marked by water and choked outlets or hopper heads.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How we price gutter surveys

We confirm the price for your survey before booking. These are the things that affect it:

  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Helping us price your survey

You do not need to know any roofing terms. Just tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, like a loft hatch or a shared roof
  • Any deadline, such as an exchange date
  • Any photos you have, taken from ground level or a window

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey won’t do:

  • Underground drains, which need a CCTV drain survey
  • Parts of gutters that can’t be seen safely
  • Asbestos testing of old gutters, downpipes or soffits

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Fascias and soffits
  • Downpipes
  • Parapet and box gutters
  • Eaves gutters
  • Outlets and hoppers
  • Valley gutters

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Staines Green, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a report with photos and recommendations.

Before we arrive

  • For flats, check roof access has been agreed
  • Make sure pets are kept safely away
  • Note where any stains or damp appear

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, call 07833 053749 or email us.

Questions from Staines Green

Is my home in Staines Green listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Hertford North station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is there a good time of year to book a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Do you survey at weekends?

Yes. Surveys are carried out seven days a week. To find a day that suits, call 07833 053749 or use the contact form.

Landlords, agents and block managers in Staines Green

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

Local roofs in Staines Green

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. Digswell House, about 4.2 miles north-west, is one of the historic houses in the wider area around Staines Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you look after a shop, office or commercial unit, for instance near Howard Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If your house is among the older ones in the streets near Church of St Mary and St John, its chimney, valleys and lead work are likely to be the parts that need attention first.

When to book a survey in Staines Green

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Signs worth acting on include:

  • Choked outlets or hopper heads
  • Cracked or loose downpipes
  • Overflowing valley or parapet gutters
  • Gutters that have fallen out of line

If you look after a building such as Hertingfordbury Cowper Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Before booking any roof surveyor

  • Their track record with similar roofs
  • Are they insured for the work?
  • Whether the inside of the roof is included

What a good roof survey covers

What we look for on each type of roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.
