How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Gutter survey in Hertford

Some gutters are easy to see from the street, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey outlets and hoppers, downpipes and fascias and soffits, and common reasons people get in touch are leaks at the gutter joints and gutters overflowing in heavy rain.

Most homes in a town like Hertford are houses, so the roof is typically the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photographs show you exactly what was seen, even on parts you can’t reach yourself.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. A typical visit in Hertford begins with the street side of the roof and then moves round the building. Rear gardens and side paths frequently give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Do you need a gutter survey in Hertford?

Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and gives plants somewhere to grow.

Things that frequently lead to a survey include:

  • Gutters that have fallen out of line
  • Water backing up from a hidden gutter
  • Gutters overflowing in heavy rain
  • Fascia boards damaged by overflowing water

The streets around a church like Hertford United Reform Church are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • Whether VAT is in the quoted price
  • Is there a chance to talk the report through?
  • Which limits apply to the survey

What to expect from a roof survey

Checking the roof from ground level

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

Honest limits

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Gutters out of sight from each safe vantage point
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

Roofs, chimneys and gutters in Hertford

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Mill Mead Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Hertford East station may find that the gap between tenancies is a good time to have the roof looked at.

Hertford: your questions answered

Do you survey roofs for landlords with property near Hertford East station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How do I find out if my home in Hertford is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you cover Hertford?

Yes. We carry out gutter surveys in Hertford, and the service is the same as everywhere else we work.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see each point for yourself.

How long does a gutter survey take?

It typically takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. You’ll know roughly how long when we arrange the visit.

Do you test soffits or gutters for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
