How a gutter survey works in Horns Mill

This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It’s not a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey valley gutters, parapet and box gutters and eaves gutters, and common reasons people get in touch are gutters packed with leaves or moss and joints that drip after rain.

Older buildings in small places like Horns Mill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Where we cannot see part of the gutter, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Horns Mill questions

Is my home in Horns Mill listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Horns Mill?

Yes, Horns Mill is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

What happens next?

You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. Just phone 07833 053749 or use the contact form to arrange a day.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so the report covers what can be seen.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Horns Mill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits
  • Underground drains, which need a CCTV drain survey

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Look out for overflows when it pours
  • Do not climb a ladder to look in the gutters
  • Check that downpipes are firmly fixed to the wall
  • Have overhanging branches cut back

Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they usually grow, and the water they spill can damage walls and timber.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Prices for gutter surveys in Horns Mill

All our prices include VAT. What changes the price is:

  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • House, block, shop or office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

We will normally ask about:

  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or send us an email with the details.

Roofs, chimneys and gutters in Horns Mill

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Landlords with a home close to Hertford North station may find that a dated record of the roof is useful when planning maintenance across a let. If your home is one of the older ones in the streets near Church of St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Morgans Primary School & Nursery will know that large buildings have long gutter runs and big roofs that need checking like any other.
