Electronic leak detection near West End

Electronic leak detection in West End

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there is a breach. That lets us locate holes that are too small to see so your roofer knows exactly where to repair. You get a report with photographs of each breach found. Common reasons to book are holes left by work on the roof and leaks showing away from the breach, across commercial flat roofs, flat roof membranes and roof terraces and balconies.

Somewhere as small as West End, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How the survey works

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It normally takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. Somewhere as small as West End, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Advice

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Electronic leak detection in West End: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. With Hatfield House about 1.7 miles west, West End sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of St Mary the Virgin, the flat roofs on later extensions tend to wear out long before the main roof. For businesses in and around places such as Howard Centre, a flat roof over a business is out of sight and out of mind until it leaks. Take a building like Essendon CofE (VC) Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

West End is about 3 miles east of Hatfield, in Hertfordshire. West End gets the same service as everywhere else we work: a careful look at everything that’s safely in view, photos and a clear written report. Across Hertfordshire, we cover West End. You can also see our page for London.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Have roof specifications to hand
  • Limit access to the roof
  • Ask contractors to protect the membrane
  • Keep outlets clear of debris

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

Leave it or get it looked at?

Water trapped under a membrane can soak insulation and decking. Locating it early helps limit the damage. Older and listed buildings around West End may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Common questions in West End

Do you carry out roof surveys in West End?

Yes, West End is within the area we cover. We work right across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property.

Is West End within the area you cover?

Yes. West End is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you use low-voltage or high-voltage testing?

The method is chosen to suit the roof. Low-voltage testing usually needs a wet surface and high-voltage methods need the membrane dry and exposed.

Is the repair part of the test?

No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.

How is ELD priced?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, call 07833 053749 or use the contact form.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Is my roof suitable for ELD?

Not every roof is suitable. Certain membranes are conductive, and some build-ups lack a suitable layer below. If your roof will not work, we will say so at the start.

What a survey costs

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Booking your survey

If you can, have these to hand when you get in touch:

  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • Any deadline, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Honest limits

In fairness, there are limits to any roof survey:

  • Fixing the holes we find
  • Moisture spread under the membrane
  • Sections we cannot safely access

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey. The full list of what we check.
