Roof leak investigations for homes and businesses in West End

On older houses, leaks frequently start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. We survey slate and tile slopes, flat roof details and valleys and parapet gutters, and people most often book us about water marks that spread in wet weather and damp on a chimney breast.

Many homes in small places like West End face open ground, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

What you get is a clear record of the leaking roof on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Prices for roof leak investigations in West End

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • Height and safe access

All our prices include VAT. Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

There is no need for technical words. Just let us know:

  • Dates you’re working to, such as exchange
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we will recommend the right survey. The price is agreed up front.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours, more where the leak is intermittent or the roof is large. Somewhere like West End needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You tell us where the water shows and when it appears.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Make sure we can get to the back of the property
  • Let us know about parking near the property

Advice

West End questions

Does a conservation area affect roof work in West End?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to West End?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Does the investigation include the repair?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

How long does a roof leak investigation take?

Allow about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when booking.

How should I prepare for the leak investigation?

Keep a note of when it leaks. Clear access to the loft. If water is near any fittings, have an electrician check them.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Tips that help

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Take dated photos of the leak
  • Check whether pipes or tanks run near the stain
  • Keep water away from lights and sockets
  • Put a bucket under the drip and move valuables

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

What we look for on each type of roof

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Lead flashings

Wherever a roof meets a wall or stack, a flashing keeps rain out. Lifted, split or slipped lead is a common cause.

Common roof problems in West End

Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. Leaks from valleys often show up some distance away inside.

Problems we come across often include:

  • Water coming in around a roof light or dormer
  • Leaks below a flat extension roof
  • Damp walls below an overflowing gutter
  • Damp on a chimney breast

Take an older house close to Church of St Mary the Virgin: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Before you book any roof surveyor

  • Their report turnaround times
  • Will they check the loft as well as the outside?
  • What insurance they carry
  • What the survey will not cover

What a roof survey includes

Leaks and storm damage in West End

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Hatfield House, about 1.7 miles west, is one of the historic houses in the wider area around West End. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Essendon CofE (VC) Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. For landlords with property near Hatfield station, a tenant living with a leak needs the cause found, not just the stain painted over.

West End is about 3 miles east of Hatfield, in Hertfordshire. Houses, flats, blocks and commercial buildings in West End can all book roof leak investigations. West End is one of the places in Hertfordshire we cover for roof leak investigations. Our London page covers surveys nearby.
