About our thermal roof survey in West End

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. Typical surveys look at wet areas near outlets and upstands and missing or slipped insulation, across flat roofs, insulated roof spaces and commercial roofs.

In a village or hamlet like West End, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from ground level. Weather and airspace are checked before the visit. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere like West End needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

How to prepare

  • Move anything stored under the loft hatch
  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building

Advice

Questions from West End

Do you cover West End?

Yes, West End is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or drop us an email with the address and some details.

How do I find out if my home in West End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

How do I arrange a thermal roof survey in West End?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Surveys for landlords and agents in West End

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we’ll plan the survey around it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

What we’re asked to look at in West End

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where it applies, with a report the same day, which suits a purchase that is moving quickly.

These are some of the problems a survey can pick up:

  • Leaks that are hard to trace
  • Missing or slipped insulation
  • Heat escaping through the roof
  • Cold spots on ceilings under the roof

If you run a business near Howard Centre, a commercial roof can be photographed from above without anyone walking on it.

What’s in a roof survey

Why get it checked now?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Outbuildings and barns around West End are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Flying and imaging in West End

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help.

With Hatfield House about 1.7 miles west, the area around West End has a long history. Older roofs nearby can be steep and hard to see from the ground, and a survey from above or with a thermal imager doesn’t touch the roof itself. If you look after a building such as Essendon CofE (VC) Primary School, a drone or thermal camera can show a large roof in a single visit.

What a thermal roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers that need to be opened up to check
  • Proving moisture from the images alone
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What our survey covers.

What we check

  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
