Thermal imaging roof survey in Little Berkhamsted, Hertfordshire
Thermal imaging to find moisture and heat loss patterns in a roof in Little Berkhamsted, with drones and thermal imaging where they help. Call or email for a price.
- Gaps in loft insulation
- Cold spots on ceilings under the roof
- Leaks far from where the stain appears
Can I check my roof myself?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Thermal roof survey in Little Berkhamsted: what you get
A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. If a finding cannot be confirmed, the report suggests a next step. We survey ceilings below the roof, commercial roofs and insulated roof spaces, and common reasons people get in touch are moisture around outlets and upstands and water getting in at parapets and stacks.
In a village or hamlet like Little Berkhamsted, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Weather and airspace are looked at ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey works
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Little Berkhamsted frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
How to prepare
- Point out any leaks or damp patches
- Tell us where we can park nearby
- Leave a clear route to the loft

Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Loft insulation
The difference is clearest when the home is heated and it’s cold out. Our report notes how the conditions affected the images.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Signs you need a thermal roof survey in Little Berkhamsted
People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
These are some of the problems a survey can pick up:
- Damp that repairs haven’t cured
- Patches of heat loss across the roof
- Damp where roofs meet walls and chimneys
- Moisture around outlets and upstands
Anyone responsible for a site like Essendon CofE (VC) Primary School will know that thermal images can show where wet insulation sits under a big flat roof.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the inside of the roof is included
- Which limits apply to the survey
- Whether you get a written report with photos
FAQs for Little Berkhamsted
Is Little Berkhamsted in the area you cover?
Yes, Little Berkhamsted is one of the places we work. The survey and report are the same in Little Berkhamsted as anywhere else.
Is Little Berkhamsted within the area you cover?
Yes, Little Berkhamsted is on our map. A small place gets exactly the same survey as a big one.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
What will the report tell me?
It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
