What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the deck or roof structure is strong enough
  • Confirming water without moisture readings
  • Insulation values or heat loss calculations

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Flat roofs
  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces

Thermal roof survey in Bayford

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. If you’ve noticed leaks that are hard to trace and water getting in at parapets and stacks, we can find out what’s behind it.

Older buildings in small places like Bayford may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Do not switch the heating off ahead of the visit
  • Use the report as a baseline for later checks
  • Clear a path to the loft hatch before we arrive
  • Leave the roof to people with safe access

If the images suggest moisture that cannot be confirmed, we will say what would help next, such as electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Questions from Bayford

How do I find out if my home in Bayford is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Bayford?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How long will you be at the property?

Most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report follows by email.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near Bayford can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

Getting a price

Getting a price is simple: just ring 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Drones, thermal imaging and Bayford roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Take an older house close to Church of St Mary: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For site and facilities teams at buildings such as Richard Hale School, big roofs are where close-up aerial shots and thermal images show the most at once.

Different roofs, different checks

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.

Do you need a thermal roof survey in Bayford?

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when it’s warm inside and cold outside.

Here are some of the things we see often:

  • Areas losing heat at the eaves and junctions
  • Missing or slipped insulation
  • Wet insulation beneath the membrane
  • Damp patches with no obvious cause

Hatfield House lies about 4.5 miles west, so building around Bayford goes back a long way. Close-up aerial shots and thermal images let an old roof be checked without anyone disturbing it.

What to check before booking

  • How much experience they have with roofs like yours
  • Whether the loft is part of the inspection
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
