Our roof survey service in AL8
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are slates or tiles that have slipped or broken and worn or blocked valleys, across ridges, hips and valleys, natural slate and the roof space.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- We email a report with photographs and recommendations.
What affects the price in AL8
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Around Digswell
Around Digswell, our work takes us to homes and buildings near Monk's Walk School, Harwood Hill Junior Mixed Infant and Nursery School and Hedgehog pub. Other local landmarks include Danesbury Park (1.5 miles north-west) and Digswell Village Church (under half a mile north). There is a railway station in Digswell itself: Welwyn North station. Nearby you’ll also find Howard Centre (1.3 miles south) and Datchworth Museum (2.6 miles north-east). The countryside around Digswell includes Tewin Orchard and Hopkyns Wood.
Homes and roofs across AL8
Across AL8, from Welwyn Garden City, Haldens and Digswell outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and AL8 is well within that. Visits run on weekdays and at weekends.
Digswell: Take a building like Harwood Hill Junior Mixed Infant and Nursery School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near Digswell Village Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Landlord and commercial surveys in AL8
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
Before and after the survey
Getting the most from a roof survey starts before we arrive and carries on afterwards. Tips:
- Let us know about any leaks or stains you’ve seen
- Watch for slipped slates after bad weather
- Gather any paperwork for past roof work
- Mention any flat roofs as well as the main roof
The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.
Don’t block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.
How we price roof surveys
Survey packages start from £150, with VAT included. What you pay for your roof depends on:
- How complicated the roof is, with its valleys, chimneys and parapets
- How big the roof is
- Commercial roofs and larger buildings
- The height of the building and how the roof can safely be seen
Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
Getting in touch
You don’t need to know any roofing terms. Just tell us:
- How the loft is reached, if there is one
- Any deadline, such as an exchange date
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
A quick phone call is normally the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
Why get it checked now?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time.
Before you book any surveyor
- Whether the loft is part of the inspection
- Whether VAT is added on top
- How long they’ve been surveying roofs
- Will the report include photos?
AL8 questions
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.
How long does the visit take?
Allow about 1–2 hours at most homes, and longer for a large or complex roof. We will confirm what to expect when we arrange the visit.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Does the weather affect the survey?
It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Do you work in AL8?
Yes. We cover AL8 and the rest of Hertfordshire, as part of our work across London and South East England. For a price, phone 07833 053749 or send us an email.
Do you give a life expectancy for the roof?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
