Practical tips

You do not need to be a roofer to help. What helps most:

  • Hold on to the report for future surveys
  • Check the roof from ground level after storms
  • Leave roof access to professionals
  • Gather any paperwork for past roof work

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

Roof survey in Monkswood

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there’s safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey ridges, hips and valleys, lead flashings and clay and concrete tiles, and the problems we’re asked to look at most are debris building up in roof valleys and ridge tiles that have lifted or moved.

Somewhere as small as Monkswood, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Leave it or get it looked at?

Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Around Monkswood, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

What affects the price in Monkswood

Not every roof costs the same to survey, for these reasons:

  • Building height and the viewpoints available
  • House, block, shop or office
  • The size of the roof
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

To price your survey accurately, we’ll ask about:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

What we are asked to look at in Monkswood

Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, while rain gets into every gap. Small faults that start this way grow over time.

Things that often lead to a survey include:

  • Gutters that overflow in heavy rain
  • Gaps in the roof where coverings have gone
  • Water stains on rafters and ceiling joists
  • Standing water on a flat roof

If you look after a shop, office or commercial unit, for instance near Howard Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before you book anyone

  • Their track record with similar roofs
  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Monkswood questions

Do you cover smaller places like Monkswood?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Monkswood?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How long does the visit take?

On site, it typically takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Report times depend on the package.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An exact number of years the roof has left
  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Lead flashings
  • Ridges, hips and valleys
  • Chimney stacks
  • Natural slate
  • Flat roofs
  • The roof space
  • Clay and concrete tiles

The survey, step by step

After the inspection, everything we found is written up in a report with photographs. On timing, most surveys take about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In a hamlet or village like Monkswood, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Check pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

Advice

Roofs, chimneys and gutters in Monkswood

Historic houses like Digswell House, about 0.1 miles south-west, show how far back building in the area around Monkswood goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Take an older house close to The Parish Church of St John: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Welwyn North station, the gap between tenancies is a good time to have the roof looked at.
