How a roof survey works in Codicote
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at torn or sagging underlay and blocked, sagging or leaking gutters, on lead flashings, chimney stacks and clay and concrete tiles.
In a smaller place like Codicote, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Codicote
Do you survey roofs for landlords with property near Knebworth station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Codicote?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Do you go up on the roof?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Can you survey in bad weather?
It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
What we are asked to look at in Codicote
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
Look out for signs like these:
- Blocked, sagging or leaking gutters
- Cracked or blistered flat roof coverings
- Torn or sagging underlay
- Slipped, cracked or missing slates and tiles
If you own a rental within reach of Knebworth station, the gap between tenancies is a good time to have the roof looked at.
Questions to ask before you book
- Whether VAT is added on top
- Their track record with similar roofs
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Will they check the loft as well as the outside?
What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. A visit to a smaller place like Codicote is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- You get in touch with the address and anything you’ve noticed.
- We agree a date, on a weekday, Saturday or Sunday.
- We look at the roof from every safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- We email a report with photographs and recommendations.
Preparing for the visit
- Find any records of previous roof work
- If the roof is shared, arrange access with whoever manages the building
- Clear the way to the loft hatch

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Roof surveys around Codicote
About 1.7 miles south-west lies Shaw's Corner, a reminder of how long the area around Codicote has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Parish Church of St Giles, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Danesbury Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What we look for on each type of roof
Natural slate
Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in.
