About our roof survey in Driver's End

We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Each defect we find is photographed and explained. If you’ve noticed blocked, sagging or leaking gutters and worn lead at chimneys and abutments, a survey will tell you what’s going on, on clay and concrete tiles, natural slate and chimney stacks alike.

Somewhere as small as Driver's End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Roof by roof

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Questions from Driver's End

Will you come out to Driver's End?

Yes. Driver's End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Knebworth station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage

Roof surveys around Driver's End

Knebworth House, about 0.8 miles north-east, is one of the historic houses in the wider area around Driver's End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Codicote Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Knebworth Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Driver's End is about 4 miles south-west of Stevenage, in Hertfordshire. In Driver's End, as across Hertfordshire, every roof gets the same careful survey. Our Hertfordshire coverage includes Driver's End. There’s also a page for London.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Stay off ladders and the roof
  • Check we can open the loft hatch
  • Mention any flat roofs as well as the main roof
  • Photograph stains when they appear

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Signs you need a roof survey in Driver's End

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Look out for signs like these:

  • Ponding, splits or blisters on flat roofs
  • Leaning or weathered chimney stacks
  • Worn or blocked valleys
  • Water stains on rafters and ceiling joists

For landlords with property near Knebworth station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before you book

  • What the survey won’t cover
  • What insurance they carry
  • Which parts of the roof they’ll actually see
  • Their report turnaround times

What a good roof survey covers

What happens on the day

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. The survey itself takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Driver's End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work
