Local roofs in Driver's End

About 0.8 miles north-east lies Knebworth House, a reminder of how long the area around Driver's End has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Knebworth station, the gap between tenancies is a good time to have the roof looked at. If you own one of the older houses in the streets near Parish Church of St Giles, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Chimney survey in Driver's End

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We’re often asked to look into redundant stacks capped without ventilation and spalled or crumbling bricks, across brick chimney stacks, chimney pots and cowls and lead flashings.

In a small place like Driver's End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

What affects the cost of chimney surveys

Prices vary from roof to roof, and it comes down to:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Getting in touch

We will usually ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any deadline, such as an exchange date

To arrange a survey, call 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before you book.

Do you need a chimney survey in Driver's End?

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

These are some of the problems a survey can pick up:

  • A stack that appears to lean
  • Gaps in the mortar around the pots
  • Staining on walls around the chimney
  • Unused flues sealed without airflow

Living close to Knebworth Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which parts of the roof they’ll actually see
  • When you’ll get the report

Driver's End questions

Do you cover smaller places like Driver's End?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

I let a flat near Knebworth station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Does the weather affect the survey?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Is this an asbestos survey?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.

Rendered stacks

We can’t see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the chimney stack, with photos.

What this survey can’t tell you

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Structural calculations for a leaning stack
  • What’s inside the brickwork or behind render, without opening up
  • Hidden sides of a shared stack

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. The full list of what we check.

What we look at

  • Flaunching
  • Brick chimney stacks
  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts

What we do, step by step

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for a house, though large, tall or awkward roofs take more time. For a village or hamlet like Driver's End, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Unlock side gates and any roof access doors
  • Keep pets inside or away from the areas we are looking at
  • Note where any stains or damp appear
