New roof snagging near Driver's End

Roof by roof

Slate roofs

Good natural slate is very long-lasting, so the laying matters. We look for slipped, cracked or uneven slates.

Clay and concrete tiles

Well-laid tiles can last for decades. Cracked or uneven tiles are recorded as far as can be seen.

About our new roof snagging in Driver's End

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. The findings go into a written report with photos to share with your roofer. We’re independent of the roofer who did the job. If you’ve noticed flashings not properly dressed or fixed and gutters or fascias damaged during the job, we can find out what’s behind it, on new-build homes, new flat roofs and replacement roofs alike.

In a village or hamlet like Driver's End, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we are asked to look at in Driver's End

Many people book because something does not look right. Others just want an independent check before paying before signing off the job.

Signs worth acting on include:

  • Verge tiles or slates not secured
  • Underlay not dressed into the gutter
  • Gaps at new flashings
  • Vents that weren’t fitted or are covered

Landlords with a home close to Knebworth station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

Why it is worth a survey now in Driver's End

Photographs from ground level rarely show the detail. Our inspection looks as closely as can be done safely, including by drone where it’s applicable. Older cottages and farmhouses around Driver's End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Why us?

  • Professional indemnity and public liability insurance
  • Package prices that include VAT
  • 20+ years’ experience
  • More than 5,000 surveys completed

Checking the roof from the ground

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours on an ordinary house, or half a day or so for a commercial building. Older rural homes like those around Driver's End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photos.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

What affects the cost of new roof snagging

The price reflects the time and kit the roof needs. That comes down to:

  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

We will normally ask about:

  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Where water is showing inside, if it is

Getting a price is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

What new roof snagging looks like in Driver's End

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most. With Knebworth House about 0.8 miles north-east, Driver's End sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Parish Church of St Giles: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
