Landlord Roof Survey in Driver's End
We carry out landlord roof surveys in Driver's End and the rest of Hertfordshire. We survey seven days a week.
- Slipped or missing slates and tiles
- Cracked or leaning shared chimneys
- Failed flashings at walls and chimneys
Before and after the survey
Here are a few things we’d tell any owner:
- Survey the roof on a regular cycle
- Put urgent roof work at the top of the list
- Arrange flat access beforehand
- Keep past survey reports with the building’s records
The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings with gutters cleared every year.
Landlord roof survey in Driver's End
With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. If you’ve noticed mortar falling from ridges and verges and choked outlets and gutters, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roofs, chimneys and gutters in Driver's End
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Knebworth House, about 0.8 miles north-east, show how far back building in the area around Driver's End goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If you live in an older home near Parish Church of St Giles, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Knebworth station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Driver's End is about 4 miles south-west of Stevenage, in Hertfordshire. If you’re in Driver's End, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Driver's End is one of the places in Hertfordshire we cover. London is in our area too.

How the survey changes by roof type
Shared chimney stacks
Many terraces and conversions have shared stacks. Pots, flaunching, pointing and flashings are looked at from safe vantage points.
Flat roofs on blocks and rear additions
Flat roof outlets often clog, and standing water follows. They’re checked during the survey.

Do you need a landlord roof survey in Driver's End?
Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.
Here are some of the things we see often:
- Leaking joints at party walls
- Cracked or lifting flashings
- Missing or loose roof coverings
- Leaks into upper flats
Trees in and around Knebworth Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
What to check before booking
- What exactly goes into their report
- Whether the inside of the roof is included
- What experience they bring
- What the survey will not cover
Common questions in Driver's End
Will you come out to Driver's End?
Yes, Driver's End is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Is my home in Driver's End listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

What affects the cost of landlord roof surveys
Prices vary from roof to roof, and it comes down to:
- Whether thermal imaging or a drone is needed
- Height and safe access
- The size of the roof
- Whether it is a home or a commercial building
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
Getting in touch
What helps most when you contact us:
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- What made you get in touch
- Any photos you have, taken from ground level or a window
We survey roofs on weekdays and at weekends. To arrange a day that suits you, call 07833 053749 or email us with the address and the days you’d prefer.
How the survey works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey normally takes an hour or two at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Driver's End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Check the loft hatch can be reached
- If you are buying, let the agent know when we are coming
