About our gutter survey in Driver's End

Damp on walls, water marks under a valley or streaks down the brickwork can frequently be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. If you’ve noticed overflowing valley or parapet gutters and gutters overflowing in heavy rain, we can find out what’s behind it, on valley gutters, eaves gutters and fascias and soffits alike.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the gutter as we found it on the day. It is useful right away, and a good reference for later.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Driver's End, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Leave a clear route to the loft
  • Let us know about parking before the day
  • Dig out any old roof reports or invoices

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Book gutter clearing once a year, more often near trees
  • Look for green streaks or damp patches on walls
  • Have overhanging branches cut back
  • Ask for valleys and parapet gutters to be cleared too

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

What affects the price in Driver's End

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What we need to know

What helps most when you contact us:

  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there’s a loft hatch, a shared roof or tricky access

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

Roofs, chimneys and gutters in Driver's End

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Knebworth House, about 0.8 miles north-east, is one of the historic houses in the wider area around Driver's End. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Knebworth station may find that the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Codicote Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near Parish Church of St Giles, old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens if roof problems are left?

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Older cottages and farmhouses around Driver's End can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Driver's End questions

Will you come out to Driver's End?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Driver's End?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is a CCTV drain survey included?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you look at parapet and box gutters as well?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe and a drone where applicable.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden inside walls or behind boards
  • The inside of a downpipe along its whole length
  • Gutters out of sight from every safe vantage point

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Eaves gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes
  • Valley gutters
  • Outlets and hoppers

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
