Gutter surveys in Codicote Bottom

About our gutter survey in Codicote Bottom

Most gutters hang from the fascia boards at the eaves, so we check the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, fascias and soffits and eaves gutters, and the problems we are asked to look at most are downpipes that are split or coming away and rotten fascias or stained soffits.

Somewhere as small as Codicote Bottom, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Codicote Bottom questions

Is my home in Codicote Bottom listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Welwyn North station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Could my damp wall be caused by the gutters?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Is Codicote Bottom in your area?

Yes, we do. We carry out gutter surveys in Codicote Bottom.

What do I do with the report?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

How the survey changes by roof type

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. We check the outlets, linings and overflows where safe.

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Why act early in Codicote Bottom

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it is guesswork from the ground. For older village homes like those around Codicote Bottom, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Common roof problems in Codicote Bottom

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

A survey makes sense if you’ve noticed:

  • Downpipes that are split or coming away
  • Valley or box gutters that overflow inside
  • Dripping or leaking gutter joints
  • Hoppers and outlets full of debris

Shop and office owners around Howard Centre may find that a roof report helps plan work around trading rather than after a leak.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How soon the report will arrive
  • Is VAT included in the price?
  • Are they insured for the work?

What a good roof survey covers

Gutter surveys in Codicote Bottom: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Shaw's Corner, about 1.3 miles south-west, show how far back building in the area around Codicote Bottom goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Codicote Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Parish Church of St Giles, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens on the day

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Rural addresses near Codicote Bottom can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it is safe to get into.
  5. You get a written report with photos and recommendations.

Advice

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch for green marks down the brickwork
  • Include valley, parapet and box gutters when clearing
  • Look for new stains on ceilings below valleys after rain
  • Get trees that overhang the gutters trimmed

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
