What affects the price in Driver's End

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What to let us know when you contact us

Some details help us point you to the right survey and price. When you contact us, tell us:

  • Where the property is, with the postcode
  • The reason for the survey, like buying, a leak or storm damage
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or email us.

About our flat roof survey in Driver's End

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you’ve noticed blistering in felt or asphalt and blocked or damaged outlets, we can find out what’s behind it, on felt flat roofs, single-ply membranes and GRP fibreglass alike.

Somewhere as small as Driver's End, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them when booking.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What we look for on each type of roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

Your questions about flat roof surveys in Driver's End

Does a conservation area affect roof work in Driver's End?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Driver's End?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

How long will you be at the property?

Time on site depends on the roof; most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. The report is sent afterwards by email.

Can you survey in bad weather?

Light rain doesn’t typically stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

What a flat roof survey looks like in Driver's End

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Knebworth House, about 0.8 miles north-east, show how far back building in the area around Driver's End goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Parish Church of St Giles, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Knebworth station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What we’re asked to look at in Driver's End

Buyers frequently book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.

We are often asked to look at:

  • Dips that suggest the deck is deflecting
  • Ponding water that does not drain away
  • Blisters and bubbles in the covering
  • Upstands pulling away from walls

Anyone responsible for a site like Codicote Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Before you book anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely
  • Their insurance cover

What a good roof survey covers

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Driver's End, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • Leave side gates unlocked

How to book

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

When you need someone else

It’s a careful look at the flat roof, not the whole story. Its limits include:

  • What’s under the membrane without opening it up
  • A promise that the roof will not leak in future
  • Fragile surfaces, which we don’t walk on
