Flat roof surveys near Codicote Bottom

Leave it or get it looked at?

Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. Around Codicote Bottom, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we will tell you which fits.

About our flat roof survey in Codicote Bottom

If the house you’re buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photos of each. You then have something specific to put to the seller or agent. If you’ve noticed blocked or damaged outlets and water getting in at rooflights, a survey will tell you what’s going on, whatever the roof.

Flat roofs on exposed homes in small places like Codicote Bottom take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Different roofs, different checks

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Around Codicote Bottom, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Checking the roof from ground level

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Plan a survey before the covering reaches the end of its usual life
  • Keep people off the roof unless they need to be there
  • Note the date and type of any roof work
  • Note where water lies after a downpour

If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

FAQs for Codicote Bottom

Do you carry out roof surveys in Codicote Bottom?

Yes, Codicote Bottom is one of the places we work. The survey and report are the same in Codicote Bottom as anywhere else.

Is Codicote Bottom within the area you cover?

Yes, Codicote Bottom is covered. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Do you give a life expectancy for the roof?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.

Will you photograph what you find?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

When to book a survey in Codicote Bottom

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Here are some of the things we see frequently:

  • Outlets that hold water back
  • Loose or cracked edge trims
  • Ponding water that does not drain away
  • Blistering in felt or asphalt

If you look after a building like Codicote Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether you can ask questions once you have the report
  • Whether VAT is in the quoted price
  • What’s outside the scope of the survey

What’s in a roof survey

Flat roof surveys in Codicote Bottom: local notes

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Codicote Bottom has a long history of building, with Shaw's Corner about 1.3 miles south-west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Shop and office owners around Howard Centre may find that flat roofs over shops and units are easy to forget until water comes through a ceiling. If you live in an older home near Parish Church of St Giles, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
