Chimney survey in Codicote Bottom, Hertfordshire
Chimney surveys in Codicote Bottom from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Loose, cracked or missing pots
- Gaps where the stack meets the roof
- A chimney out of line
When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- The inside of the flue, which needs a sweep or flue specialist
- Gas safety checks, which need a Gas Safe registered engineer
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

About our chimney survey in Codicote Bottom
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We survey brick chimney stacks, flaunching and chimney breasts, and common reasons people get in touch are gaps where the stack meets the roof and damaged chimney pots and cowls.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at a house, as part of a look at the roof around the stack. You are welcome to ask questions while we are there. In a hamlet or village like Codicote Bottom, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can safely be seen.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Getting ready for the survey
- Tell us about any leaks, stains or damp patches you know of
- If you’re buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
Book a survey
Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

Do you need a chimney survey in Codicote Bottom?
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.
Typical things we are asked to look at include:
- Redundant stacks capped without ventilation
- Damp patches on chimney breasts
- Frost-damaged brickwork on the stack
- Lifted or split lead flashings
Take a building like Codicote Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
What to check before booking
- Whether you can ask questions once you have the report
- Will they check the loft as well as the outside?
- Will the report include photos?
- How long the report takes to arrive
DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Leave it or get it looked at?
A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before booking.

Questions from Codicote Bottom
How do I find out if my home in Codicote Bottom is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you survey roofs for landlords with property near Welwyn North station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report.
My chimney looks like it is leaning. What should I do?
Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can confirm whether it’s stable.
What happens after the survey?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Do you inspect shared chimneys?
Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
How quickly is the report sent?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Roofs, chimneys and gutters in Codicote Bottom
About 1.3 miles south-west lies Shaw's Corner, a reminder of how long the area around Codicote Bottom has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For businesses in and around places such as Howard Centre, a roof report helps plan work around trading rather than after a leak. If you let a flat or house near Welwyn North station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How we price chimney surveys
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- Whether it’s a home or a commercial building
- The use of thermal imaging or a drone
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
