Roof surveys across AL7: what to expect
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey flat roofs, ridges, hips and valleys and lead flashings, and the problems we’re asked to look at most are lifted, split or missing lead flashings and loose ridge or hip tiles.
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take about one to two hours for a house, and more on a big or complicated roof.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across AL7
Across AL7, from Welwyn Garden City, Haldens and Hatfield Hyde outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are normally where the work is.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in AL7 are part of that picture.
Welwyn Garden City: If you own a rental within reach of Welwyn Garden City station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church like Church Of Saint Francis Of Assisi are frequently among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What a survey costs
Not every roof costs the same to survey, and it comes down to:
- Height and safe access
- Roof area
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
Helping us price your survey
A little information up front helps. It’s useful to include:
- When you need the report by
- Where water is showing inside, if it is
- The property’s address and postcode
- What’s prompted the survey
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

How the survey changes by roof type
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped.
Common roof problems in AL7
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
Most people get in touch after spotting something like this:
- Ridge tiles that have lifted or moved
- Water stains on rafters and ceiling joists
- Blocked, sagging or leaking gutters
- Slipped, cracked or missing slates and tiles
AL7: your questions answered
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
How long does the visit take?
It normally takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
