Our roof survey service in AL10

Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Common reasons to book are leaning or weathered chimney stacks and ponding, splits or blisters on flat roofs, across natural slate, the roof space and chimney stacks.

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

What you’ll pay

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What’s near Hatfield

Typical jobs here are in homes near Church of St Luke, Stanborough Park and Bishop's Hatfield Girls' School, among other places. The closest station to Hatfield is Hatfield station, about 0.7 miles east. Nearby you will also find Queen Elizabeth II Hospital (2.4 miles north-east) and Howard Centre (2.9 miles north-east). The countryside around Hatfield includes Colney Heath Local Nature Reserve.

Roofs, chimneys and gutters across AL10

Homes across AL10 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in AL10.

Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and AL10 is well within that. Visits run on weekdays and at weekends.

Hatfield: If you run a business near Howard Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Hatfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Landlord and commercial surveys in AL10

Landlords, agents and building managers in AL10 and across Hertfordshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Let us know about any leaks or stains you’ve seen
  • Take photos of any leaks as they happen
  • Leave roof access to professionals
  • Look for debris in the garden after high winds

We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English, with recommendations.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Honest limits

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Signs you need a roof survey

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

A survey can pick up problems like:

  • Gaps in the roof where coverings have gone
  • Leaking gutter joints and downpipes
  • Worn lead at chimneys and abutments
  • Cracked mortar along the ridge

What affects the price in AL10

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

What we need to know

A little information up front helps. It helps to include:

  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • The property’s address and postcode
  • The style of property, from a terrace to a block

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Questions from AL10

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
