What we look for on each type of roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.

How a roof survey works in Little Amwell

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there is safe access. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Common reasons to book are slates or tiles that have slipped or broken and crumbling chimney pointing or cracked flaunching, across flat roofs, lead flashings and chimney stacks.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit typically takes about 1–2 hours for most homes, depending on how many separate roofs there are. Cottages and farmhouses around Little Amwell often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a photo-illustrated written report and recommendations.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • Keep pets inside or away from the areas we’re looking at
  • Have keys ready for side gates, garages or roof access doors

Common roof problems in Little Amwell

A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors, particularly near trees.

People typically book a survey after spotting something like this:

  • Debris building up in roof valleys
  • Standing water on a flat roof
  • Worn lead at chimneys and abutments
  • Ridge tiles that have lifted or moved

If you live near a park like Barclay Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Before booking any roof surveyor

  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is there a chance to talk the report through?
  • Will the report include photos?

What’s in a roof survey

Local roofs in Little Amwell

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you look after a building such as Hertford Heath Primary and Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to St Margarets (Herts) station may find that a dated record of the roof is useful when planning maintenance across a let.

When you need someone else

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Ridges, hips and valleys
  • Flat roofs
  • Lead flashings
  • Chimney stacks
  • Natural slate
  • Clay and concrete tiles
  • The roof space

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

How much does a roof survey cost in Little Amwell?

Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

For landlords and managing agents

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Stay off ladders and the roof
  • Make sure we can open the loft hatch
  • Photograph stains when they appear
  • Gather any paperwork for past roof work

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
