Thermal roof survey in Little Amwell: what you get
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it’s colder outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. Common reasons to book are wet areas near outlets and upstands and damp where roofs meet walls and chimneys, on pitched roof slopes, flat roofs and loft conversions.
Somewhere as small as Little Amwell, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked ahead of the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Leave it or get it looked at?
A damp patch that keeps coming back normally has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. Outbuildings and barns around Little Amwell are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices quoted always include VAT, and the report is not charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Little Amwell: your questions answered
Is Little Amwell within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you cover Little Amwell?
Yes, Little Amwell is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or send us an email with the address and some details.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Is thermal imaging included in your surveys?
It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
Does thermal imaging work on slate and tile roofs?
It can be useful, though pitched roofs are typically harder to read. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Will thermal imaging find my leak?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.
Will you photograph what you find?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
What we look for on each type of roof
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. The camera can help show where to look.
What happens on the day
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes about one to two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Little Amwell can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- Thermal images are taken to show differences in surface temperature.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked
- For flats, check roof access has been agreed

Related advice
Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Drones, thermal imaging and Little Amwell roofs
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Steep or complicated roofs are often hard to see from the ground, which is where close-up aerial shots and thermal images help. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Hertford Heath Primary and Nursery School will know that thermal images can show where wet insulation sits under a big flat roof.

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

- Clear results when the conditions on the day are poor
- Hidden layers that need to be opened up to check
