Common questions in Hertford Heath

Do you survey roofs for landlords with property near Hertford East station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we will talk through which survey suits.

Is Hertford Heath within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Our stack is shared. Can you still survey it?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Why is my chimney breast damp?

Usually it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Chimney survey in Hertford Heath: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. Water then gets into the stack and can show as damp on a chimney breast or a stain in the loft. A survey finds these problems and records them with photos. We survey flaunching, chimney pots and cowls and brick chimney stacks, and the problems we’re asked to look at most are cracked or missing flaunching and damp on a chimney breast inside.

Older buildings in small places like Hertford Heath may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Chimney surveys around Hertford Heath

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you look after a building such as Hertford Heath Primary and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of the Holy Trinity: its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Check that disused chimneys can still breathe
  • Have the flue swept and checked if you use the fire
  • Photograph damp patches with the date
  • Find out whether changes to a stack need permission

If anything in the report isn’t clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Have worn pointing and cracked flaunching dealt with early. It’s far simpler than rebuilding a stack later.

How the survey changes by roof type

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

What this survey cannot tell you

A survey is a close look at the chimney stack, but it can’t do everything. Its limits include:

  • Checks on boilers, fires or their flues
  • The inside of the flue, which needs a sweep or flue specialist
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

Roofs we survey in Hertford Heath

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Chimney pots and cowls

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

What happens on the day

Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about one to two hours at a house, as part of a look at the roof around the stack. Rural addresses near Hertford Heath can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a report with photos and our recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Let us know about any leaks, stains or damp patches you know of
