Chimney survey in Hailey

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are damaged chimney pots and cowls and a chimney out of line, on brick chimney stacks, chimney breasts and chimney pots and cowls.

In a village or hamlet like Hailey, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

What we need to know

You don’t need to know any roofing terms. It’s enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

How it works

Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take an hour or two for a house, or half a day or so for a commercial building. Older rural homes like those around Hailey can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. You get a written report with photos and our recommendations.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Book a sweep for flues that are in use
  • Don’t use a ladder to reach the stack yourself
  • Check unused flues are capped with ventilation

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it is on from the viewpoints we used.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

What happens if roof problems are left?

A small amount of repointing or new flaunching is typically a modest job. Leave it, and frost can work the stack loose and the job gets bigger. For an older or listed building in a place like Hailey, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment
  • Hidden damage within the stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.

Your questions about chimney surveys in Hailey

How do I find out if my home in Hailey is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you cover smaller places like Hailey?

Yes, Hailey is on our map. A small place gets exactly the same survey as a big one.

What’s in the survey report?

Written findings with photos, explaining the condition of the chimney stack, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible.

Hailey homes and their roofs

Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Trees in and around Barclay Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For landlords with property near St Margarets (Herts) station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of the Holy Trinity: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
