Questions from Hertford Heath

Is Hertford Heath in the area you cover?

Yes, Hertford Heath is one of the places we work. Every survey there gets the same written report with photographs.

Is my home in Hertford Heath listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

How do I arrange electronic leak detection in Hertford Heath?

Just call 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How electronic leak detection works in Hertford Heath

ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we’ll use. If neither method suits your roof, we’ll tell you at the outset. We survey green roofs, roof terraces and balconies and flat roof membranes, and people most often book us about leaking laps in the waterproofing and new membranes needing a check before handover.

In a small place like Hertford Heath, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. You are welcome to ask questions while we’re there. Around Hertford Heath, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, you tell us about the roof build-up and where water is showing.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Getting ready for the survey

  • Tell us about any leaks, stains or damp patches you know of

Advice

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Moisture spread under the membrane
  • Roofs whose membrane or build-up isn’t suitable
  • Areas we can’t reach or that can’t be tested

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

Roofs we survey in Hertford Heath

  • Roof terraces and balconies
  • Flat roof membranes
  • Green roofs
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Single-ply roofs

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Any of our surveys can be booked by landlords, agents and building managers in Hertford Heath. For a price for a let property or a block, ring 07833 053749 or use the contact form.

Do you need electronic leak detection in Hertford Heath?

Seams are a common weak point in flat roof waterproofing. A gap that’s hard to see can let water in long before anyone notices.

Problems we come across often include:

  • Punctures from foot traffic or tools
  • Damp inside with no sign on the roof
  • Leaks under green or ballasted roofs
  • Breaches around outlets and penetrations

If you let a flat or house near Hertford East station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before you book anyone

  • Whether the roof space is looked at, where there is one
  • What the report includes, and whether it has photos
  • Is VAT included in the price?
  • How soon the report will arrive

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Don’t let outlets block
  • Let us know about the membrane and build-up if you know it
  • Keep foot traffic on flat roofs to a minimum
  • Make sure trades protect the waterproofing

File the report with your roof paperwork. It is a dated record of the membrane’s condition.

ELD before paving, ballast or planting goes on is worth considering. It’s easier to find holes before more layers are added.

Electronic leak detection in Hertford Heath: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you own one of the older houses in the streets near Church of the Holy Trinity, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like Hertford Heath Primary and Nursery School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
