How the survey changes by roof type
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
About our flat roof survey in Bovingdon
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or send us an email with the address and a rough idea of the roof area. We survey upstands and outlets, mastic asphalt and single-ply membranes, and people most frequently book us about splits and cracks in the covering and blocked or damaged outlets.
Flat roofs in smaller places like Bovingdon can be more exposed, especially where nothing shelters them, so wind catches loose edges and trims. Felt and bitumen also age in strong sun. Splits, blisters and lifting edges are what to look out for. Standing water that lingers for days after rain is another sign worth watching for.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

What we do, step by step
The aim of the visit is simple: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. With a bit of garden around a house, as there frequently is around Bovingdon, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- You let us know about the roof, its covering if you know it, and any leaks.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.

Advice
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Make sure new fixings through the roof are properly sealed
- Clear roof outlets and gutters each autumn
- Limit foot traffic on the covering
- Plan a survey before the covering reaches the end of its usual life
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.

Flat roof surveys around Bovingdon
Chenies Manor House, about 3.2 miles south, is one of the historic houses in the wider area around Bovingdon. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you live in an older home near Church of St Lawrence, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Take a building like Bovingdon Primary Academy: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Hemel Hempstead station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Why it’s worth a survey now in Bovingdon
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Around Bovingdon, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
