Flat roof survey in Tower Hill
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or email us with the address and a rough idea of the roof area. Typical surveys look at a sagging deck under the covering and damaged trims at the roof edge, on EPDM rubber, mastic asphalt and felt flat roofs.
Older buildings in small places like Tower Hill may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we do, step by step
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Tower Hill, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from the ground, from windows and from the roof where it’s safe to do so.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.

Questions from Tower Hill
Is Tower Hill within the area you cover?
Yes, Tower Hill is on our map. A small place gets exactly the same survey as a big one.
How do I find out if my home in Tower Hill is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you test old roof sheets for asbestos?
We do not test for asbestos. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
Is ponding on a flat roof a problem?
Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you survey commercial flat roofs?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or use the contact form with the details.
What will the report tell me?
A report with photos, explaining the condition of the flat roof, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
How we price flat roof surveys
All our prices include VAT. What changes the price is:
- The roof’s overall size
- How many separate roofs there are, such as extensions, dormers and garages
- The shape of the roof and its details
- The use of thermal imaging or a drone
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What we need to know
Getting the details right at the start saves time. Please include:
- What made you get in touch
- Your timetable, such as an exchange date
- Photos of the roof, taken safely from the ground or a window
- Your postcode, so we can check access and travel
To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We will confirm the price before you book.
Roof by roof
EPDM rubber
EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

When you need someone else
A survey is a close look at the flat roof, but it cannot do everything. The main limits are:
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we do not walk on
- Testing older roof sheets for asbestos
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.
What we check
- Mastic asphalt
- Upstands and outlets
- EPDM rubber
- Single-ply membranes
- GRP fibreglass
- Felt flat roofs
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
What a flat roof survey looks like in Tower Hill
With Chenies Manor House about 2.8 miles south-west, Tower Hill sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
For site and facilities teams at buildings such as Kings Langley School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If your house is among the older ones in the streets near Church of St Paul, the joins between later flat roofs and the old walls are where problems usually start. Landlords with a home close to Hemel Hempstead station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
