Roof leak investigations around Tower Hill

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. The covering and its details give the first clues when tracing where water is coming from. About 2.8 miles south-west lies Chenies Manor House, a reminder of how long the area around Tower Hill has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Kings Langley School will know that a leak through a large roof is frequently found some distance from where the water shows inside. If you live in an older home near Church of St Paul, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Roof leak investigations for homes and businesses in Tower Hill

Water is good at hiding where it gets in. Water often travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. Patching the spot above the stain frequently misses the real cause. Finding the route first lets the repair go where it’s needed. Common reasons to book are water dripping from rafters or underlay and leaks at a dormer or roof window, on slate and tile slopes, the roof space and lead flashings.

Somewhere as small as Tower Hill, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

Tower Hill: your questions answered

How do I find out if my home in Tower Hill is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Tower Hill?

Yes. Tower Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Can you trace a leak in dry weather?

Frequently, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

How do you tell a leak from condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Signs you need a roof leak investigation in Tower Hill

A roof valley collects the rain from two slopes. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.

Most people get in touch when they’ve noticed one of these:

  • Damp ceilings under a flat roof
  • Wet patches high on an inside wall
  • Leaks that appear only in driving rain
  • Water dripping from rafters or underlay

If you let a flat or house near Hemel Hempstead station, tracing a leak quickly matters when a tenant is living with it.

  • Their insurance cover
  • Is there a chance to talk the report through?

What’s in a roof survey

What a survey costs

To price your survey, we look at:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • Whether it’s a home or a commercial building
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.

What to let us know when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Dates you are working to, such as exchange
  • What kind of property and roof it is
  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access

Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • An intermittent leak that shows no trace on the day
  • Water from pipes, tanks or heating systems
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What we check

  • Slate and tile slopes
  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • Flat roof details
  • Chimney stacks
  • The roof space

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Stay off ladders and the roof
  • Mention any plumbing above the damp area
  • Keep water away from lights and sockets
  • Write down the wind direction and rain when it leaks

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.

How it works

Once we’ve finished looking, we write up our findings in a report with photos. As for time on site, it normally takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Somewhere like Tower Hill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we look at the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Point out any leaks or damp patches
  • Agree roof access with the managing agent if it is shared
